Upper Valley Winter Marketing Tips
Having your home on the market during the long New England winter in New Hampshire and Vermont can be discouraging at times, but it is still an opportunity to bring buyers to your door. 1 – Keep your home at a comfortable temperature. Being uncomfortable in a home is a negative for buyers. Some may not even realize what the problem is. They are not as likely to explore and investigate, wanting to leave because there is something that just isn’t ‘right’ about the home.
2 – Create a warm and welcoming atmosphere. If you have a wood/gas stove or wood/gas fireplace leave them ‘on’ during the showing. It is warm, cozy and inviting. The age old trick of baking or cooking something aromatic before the showing is also a lovely touch. If you have baked some cookies, leaving a few out for the buyers goes a long way as well.
3 – Have photos from other seasons available to see. Buyers want to know how much lawn there is to mow, what the patio looks like and what types of flowers and shrubs are planted. It is also nice to show them what the maple tree in the front lawn looks like in the fall or how beautiful the rhododendrons are in the spring
4 – Keep driveway and walkway clear. It is very important to make it safe for the buyers and agents to come to see your home. It should not be an obstacle course. Show the buyers that snow and ice removal is manageable.
5 – Stay positive and patient. Winter is generally a slower time of year, but for some buyers, it is a great time of year to look. They feel like they are seeing the house at the hardest time of year and if they like it, then they will love it in the other seasons. They also feel like they are getting a jump on the spring market.
